Buying in the Golden Isles is different from buying inland. Two houses on the same street can carry very different insurance premiums. A marsh view can be protected for good or can change with one permit. A short-term rental that works on Jekyll Island may not be allowed in the neighborhood you liked on St. Simons.

Coastal Georgia sellers take pre-approved buyers seriously, and cash is common on Sea Island. Lisa can introduce lenders who regularly write loans on island and waterfront property.

Elevation, flood zone, insurance cost and dock permitting matter as much as square footage here. You'll see those details on every property Lisa shows you.

Offer, inspect, close

Expect a wind mitigation review, a termite letter and often a survey. Lisa coordinates the inspections and keeps the timeline moving toward a clean closing.

Choosing your island

St. Simons Island

The most complete year-round community in the Golden Isles: grocery stores, schools, restaurants and the Village all on-island. Inventory ranges from cottages near the pier to gated marsh-front and deep-water homes.

Sea Island

Private and club-oriented, with oceanfront and golf-course estates. Buyers here are usually weighing club membership alongside the house itself.

Jekyll Island

A state-owned barrier island with limited, leasehold-style inventory, protected beach and historic district character. Quiet, and the value can be excellent.

Brunswick & the mainland

Historic Old Town homes, newer mainland subdivisions and the best price per square foot in the area — a strong option for first-time buyers and investors who still want the islands ten minutes away.
